In the USA there were several attempts to introduce a Mother’s Day as a way to celebrate peace and heal the scars of war. Julia Ward, who wrote the words to the Battle Hymn of the Republic, suggested the idea in 1872. But the idea didn’t really take off until Anna Jarvis campaigned for the establishment of a Mother’s Day to commemorate her own mother who died in 1905. Ward’s mother herself had tried to establish a similar holiday, Mother’s Friendship Day, to heal the pain of the Civil War.

The first Mother’s Day in the USA was held in 1907 when Julia Ward held a ceremony to honor her mother. She then successfully campaigned for a formal holiday to honor mothers and by 1911 most states had taken up the idea. This was followed in 1914 by a declaration by President Woodrow Wilson that Mother’s Day should be celebrated as a national holiday on the second Sunday in May. My Number one FSBO Tip? Don't sell it yourself! A "FSBO," or house "for sale by owner" can sell fast, and for as much as it would have if listed with a real estate agent. Sometimes - but not normally. Consider the following ten points.

1. Buyers work with agents. Most look at MLS listings. Sell it yourself, and they won't see or hear about your home. How do you find that "right" buyer or get top dollar when you're invisible to most of the market?

2. Your FSBO will get lower offers. Naturally, the buyer thinks you'll take less because you're saving the commission! Save a $10,000 commission, get $10,000 less - where's the advantage in that?

3. Advertising is expensive. The costs the real estate office normally pays are yours if you sell it yourself. How much could you spend on ads if it takes a a year to sell?

4. They have the resources. And you don't. Agents have books of sold properties to look at, for example, to determine the best price for your home. You can dig through county records, but you do have to value your time too, right?

5. They know the market. What's the target market for your house? Young couples, retirees? What features do they want? You should know these things before you write your ads. An experienced real estate salesperson will know.

6. They know the laws. What about written disclosures, and who pays for the real estate transfer tax? When you sell it yourself you don't get to ignore the laws.

Instead, W. R.G. will only consider claims made for incidents occurring from the date of inception of the policy.

Obviously, a policy without a retroactive date limitation is more advantageous to the insured, however, the policy will be more expensive and the insurer is not obligated to offer it.

There’s certainly truth to that, but all signs point to the comfort food phenomenon being something more than psychological.

According to one theory advanced by the University of California, we use high-fat, high-sugar foods to balance out our hormones during times of chronic stress. When the body is subjected to stress, adrenal glands release certain hormones called glucocorticoids. In immediate-danger situations (like, say, a car crash or extreme physical pain) the amount of glucocorticoids released can eventually crash our stress-response systems. But during periods of chronic stress, the hormones are released at lower level; instead of shutting us down, they drive us to seek out pleasurable foods and accumulate abdominal fat. By doing so, we send an “a-OK” signal to the brain, which halts the release of any more hormones.

Numerous trials with rats support the theory; chronically stressed rats drank ever-increasing amounts of sugar water until their stress responses died down. It’s not much of a stretch to imagine it working in a similar way for you or me. The researchers concluded that the abdominal fat somehow sent the all clear—possibly to regulate metabolism.
